Pricing your home correctly is imperative to getting favorable offers. In a shifting market pricing can get very tricky. The concept of pricing ahead of the market is what helps draw buyers to your home. Setting it at or slightly below market value will increase the visibility of your listing and drive more buyers your way.

This strategy actually increases the number of buyers who will see your home in their search process. Pricing “behind the market” and listing it too high and it will sit on the market longer, deter potential buyers, and if you have to drop the price it can send the wrong message.

Price it too low, you’re losing value, it decreases your buying power on your next home purchase, and it deters potential buyers because they think something is wrong with the home.

Make sure you are speaking with a highly knowledgeable realtor that studies the market movement so that you can maximize your gains on the home.
